Albion Wharf, Ipswich

The project consisted of a two stage contract. Stage 1 comprised preliminary works and demolition to foundation level. This stage included asbestos surveys, a controlled substance analysis, location of services and arranging disconnections, and the carrying out of building structural surveys and scaffold designs. Works were also undertaken in relation to the Wet Dock structure, carrying out all survey works both from dry standing and wet areas including below water surveys. All necessary licences and permissions were obtained to enable commencement of demolition works, and formal agreements were made with the local authority to progress works on a 24 hour basis.  This was necessary due to the location and close proximity of structures in relation to occupied properties, businesses, public footpaths and major roads as well as the wet dock.

Structures occupying the site were constructed in various forms from traditional brick and block, solid 450mm stock brick construction, steel frame, concrete frame and cast in situ concrete silos to 65m.  Works were completed with all buildings being demolished to slab level.

Stage 2 of the contract consisted of the removal of slabs, foundations, pile caps, pile probing and reduced bulk excavation, ground stabilisation and the installation of a designed piling mat. In all we removed some 18,240 tonnes of contaminated material from site. The company also remediated, screened and reused 9,500 tonnes of material excavated from below ground and 19,000 tonnes of crushed concrete from the building demolition which was processed to a certified 6f2 grading and used within the piling mat and ground stabilisation.
